HVAC Technician II

Job Summary

HVAC engineers need solid problem-solving skills to ensure the heating, cooling, refrigeration, and ventilation systems meet the needs of the people using them. Additionally, HVAC engineers need computer and communication skills, and a strong attention to detail. Performs all building maintenance tasks as assigned and all preventative maintenance tasks as required. Answers radio calls and responds to guest room and public area calls in a prompt and professional manner according to standards.

Essential Duties & Responsibilities

The individual must possess the following knowledge, skills and abilities and be able to explain and demonstrate that he or she can perform the essential functions of the job, with or without reasonable accommodation.

  • While performing the duties of this position, the employee is regularly required to stand, use hands to perform mechanical maintenance tasks, handle or feel objects, tools, and controls; talk and hear
  • The employee is frequently required to walk and reach with hands and arms and to climb on scaffolds and ladders.
  • The employee is frequently required to lift and/or move up to 50 lbs., and to move objects up to 100 lbs.
  • Perform all the duties of an HVAC mechanics
  • Respond and attend to guest repair requests
  • Communicate with guests or staff to resolve any HVAC maintenance issues
  • Makes periodic rounds to all areas to support equipment and maintains operating log of conditions observed
  • Visually inspect tools, equipment, or machines
  • Identify, locate, and operate all shut-off valves for equipment and all utility shut-offs for building
  • Display basic computer skills including inputting air handler schedules and making temperature changes
  • Perform preventative maintenance for all HVAC units and refrigerators
  • When required perform basic repairs and troubleshooting like plumbing, electrical components, vacuum cleaners, internet devices, replace electrical switches and bulbs, and other guest room items
  • Perform any other general building maintenance tasks as assigned
  • Attend department meetings
  • May be required to work nights, weekends, and holidays
  • Works independently on special projects
  • Plans projects or entire projects of moderate complexity
  • Display the ability to train and mentor others HVAC tech (e.g., HVAC I)
  • Display solid knowledge and skill in the safe use of hand and power tools and other materials required to perform repair and maintenance tasks.

  • High school diploma or equivalent
  • Currently going to school for Air Conditioning certification
  • ITI or diploma holder in Air conditioning and refrigeration. Or 2 years of skilled trade school or maintenance vocational schooling.
  • At least two (2) years of previous experience
  • Communication: Good verbal skills, some computer knowledge
